We have collated our most frequently asked questions below, but if there’s a question on your mind that we haven’t covered, please get in touch.

What is a mortgage broker?

Our job is to find the right mortgage deal for your specific needs. We have access to thousands of different mortgage products and lenders, so you aren’t restricted to fitting one lender’s criteria like you would be if you took a mortgage out through a bank or building society.

In addition to this, we also deal with the whole application process so you don’t have to worry about any of the paperwork or admin that’s required.

What are the different types of mortgages?

The two main types of mortgages are fixed-rate and variable rate (also known as trackers).

Fixed-rate mortgage – You’ll always pay the same amount each month as your interest rate is fixed for a certain period of time e.g. 2 years, 5 years etc.

Variable-rate mortgage – The amount of interest you pay can change so the amount you pay each month can also change too.

You can find out about other types of mortgages that we do here and specialist mortgages here.

Do you charge a fee?

Yes, we do charge a fee. This enables us to spend much more time advising and supporting you throughout your whole application process and means that our advice can be focused solely on your needs. Your mortgage adviser will be able to tell you what the fee is, depending on the type of mortgage application required.

How much deposit will I need?

This will depend on the price of the house you are looking to purchase and the minimum deposit required within your mortgage terms. Generally speaking, the bigger deposit you have, the better. Take a look at our borrowing calculator to get a rough estimate as to how much you might be able to borrow.

How do I know how much I can afford?

This is very much dependent upon your personal monthly income, personal situations, and credit commitments. We can help you manage the costs of your monthly mortgage repayments using our mortgage repayment calculator.

I have a bad credit history – can I still obtain a mortgage?

We aim to help everyone get onto the property ladder, no matter what their individual circumstances are. Our team of specialist mortgage advisers will assess your personal needs and make a recommendation that is right for you. Some black marks on your credit history will carry more weight than others, depending on the amount of money involved and how much time has passed but we will work hard to help you, whatever the situation. You can check your credit score using our free online tool.
